Seasonal maintenance: a West Midlands year in jobs

Seasonal maintenance is simply doing the right job at the right time of year. Get the timing right and most West Midlands homes sail through winter without a repair bill. Here is how we plan the year.

Spring (March to May)

Winter shows you what needs attention. Spring is when it is cheap to fix.

  • Check ridge tiles, slipped slates and flashing from ground level
  • Clear gutter debris left from autumn and check downpipe joints
  • Reset fence posts loosened by winter winds
  • Wash and inspect render, brickwork and pointing for frost damage
  • Service mowers and garden tools before the growing season

Summer (June to August)

Dry weather is the only reliable window for outdoor timber, paint and masonry work in this region.

  • Treat or paint fences, gates, sheds and exterior woodwork
  • Pressure wash patios, paths and decking
  • Cut back hedges, ivy and overgrowth pulling on walls and gutters
  • Repoint small areas and fill render cracks while they can dry
  • Book bigger garden clearances while the ground is firm

Autumn (September to November)

The busiest season, and the most important one. Almost every winter damp problem traces back to a job skipped in autumn.

  • Clear gutters and downpipes once the leaves have dropped
  • Check the roof and chimney before storm season
  • Draught-proof doors and windows
  • Bleed radiators and run the heating before you need it
  • Clear drains, gullies and garden waste

Winter (December to February)

  • Lag exposed pipework and outdoor taps
  • Keep paths, steps and driveways safe in frost
  • Watch for condensation, mould and poor ventilation
  • Check fence panels and gates after every storm
  • Deal with leaks and roof damage quickly — small holes get big fast

Late autumn, once most leaves have fallen — typically November. If you have mature trees overhanging the roof, a second clear in spring is worth doing.

What seasonal maintenance protects against damp?+

Clear gutters and downpipes, working drains, sound pointing and good ventilation. Damp inside almost always starts with water going somewhere it should not outside.

Is winter too late to book maintenance?+

No. We work through winter on repairs, leaks, draught-proofing and storm damage. Some outdoor painting and treating has to wait for dry weather.
